NEW YORK—Extell Development has acquired the 161-room Carlton House Hotel on the Upper East Side of Manhattan for $170 million.
The seller was the estate of real estate owner and developer Harry Helmsley, whose holdings at one time included the Empire State Building. Extell's financial partner in the deal was private equity firm Angelo, Gordon.

CHICAGO—The 42-room Wrigleyville Hotel has scheduled a late-summer opening here.
The hotel bears the name of the Chicago neighborhood that is the long-time home of the Chicago Cubs baseball team, Wrigley Field. The adaptive reuse project, which was formerly three historic commercial buildings, cost an estimated $12 million. Local businessman Tim Collins is the developer. News of the project was first reported in the Chicago Sun Times. SILVER SPRING, MD—The undisclosed owner of 260-room Hilton Washington, DC/Silver Spring here has obtained $26 million in non-recourse financing for the property. PMZ Realty Capital’s hotel finance group arranged the debt.
According to PMZ, the undisclosed non-recourse lender that provided the permanent financing was attracted to the consistent performance and experienced long-term ownership of the property. In the course of searching for new financing, the ownership was unable to obtain acceptable financing from its previous financing relationships. The hotel’s owner will now use the financing to pay off existing debt and renovate the hotel. The hotel offers 20,000 square feet of meeting space and full-service dining options. SAN FRANCISCO--Kimpton Hotels and Restaurants, with 50 hotels in 22 major metropolitan cities, is looking to become the first lifestyle boutique hotel company in the U.S. to attain 100% Green Seal certification at the Silver level.
At present, 46 of 50 hotels have completed the application process for Green Seal certification, which includes an on-site audit. According to the company, half of those already have received certification. The rest are anticipated to be awarded certification within the next 90 days. The remaining four, including two opening this spring, will begin the certification process this year, the company said. De Savary's previous projects include the St. James Clubs and Skibo Castle. SILVER SPRING, MD—The Distrikt Hotel in New York has joined Choice Hotels International's Ascend Collection.
The newly constructed boutique hotel is operated by Mode Hospitality and was designed by NY-based OTTE Architecture and features more than 10,000 photos in collages made by artist Chris Rubino. The lobby of the 155-room property boasts a 14-foot "living wall" of green plants arranged in the shape of Central Park and a hand-carved wooden wall of the city's street grids. The Distrikt Hotel also features a signature restaurant, Collage. MIAMI BEACH, FL—The former residence of the late fashion designer Gianni Versace here has been converted into a small luxury boutique hotel.
Development of The Villa by Barton G., as the property is now known, has been overseen by local restauranteur Barton Weiss. BAL HARBOUR, FL—Less than two years after the implosion of the Sheraton Bal Harbour here, the St. Regis Bal Harbour Resort project has completed vertical construction for all three of the 27-story towers on the site.
Scheduled for a 2011 completion, the oceanfront resort will offer 270 private residences, 37 condominium suites, 205 guestrooms, a 12,000-square-foot Remede Spa, a signature oceanfront restaurant, the St. Regis wine bar, meeting space and secluded beachfront access for guests across nine acres of landscaping. Residence prices begin at $1.9 million. Yabu Pushelburg is the project’s interior designer. NEW YORK— The Setai condo hotel under construction at Fifth Ave. & 37th St. will be the Setai's second flag in Manhattan after a property in the Financial District.
Scheduled to open in 2011, the Fifth Ave. Setai will have 160 regular hotel rooms at the base of a 57-story tower, 60 condo hotel units in the middle of the tower, and approximately 200 wholly-owned condominium apartments at the top of the tower. The first Setai is in South Beach, Miami. ORLANDO,FL— Hilton Worldwide has opened the 497-room Waldorf Astoria Orlando
and the 1,000-room Hilton Orlando Bonnet Creek here. Hilton chose an auspicious day, Oct.1, for the opening of the complex. The original Waldorf Astoria in New York opened on that date 78 years ago. Among the guests at the opening ceremonies, which celebrated the opening of both hotels, were Florida governor Charlie Crist and Orlando mayor Buddy Dyer. The Waldorf features the first ever Waldorf Astoria Golf Club and WA Kids Club as well as a branch of the Waldorf Astoria Spa by Guerlain. The 482-acre Bonnet Creek development is surrounded on three sides by Walt Disney World and includes a private nature preserve. |
